Is it Time to List your Home?

Nancy Zambell

Spring is here, and historically, that's when the Fairfield Glade real estate market begins to bloom, too.

Before COVID, it was normal for 275-300 homes to be listed in Fairfield during the spring months. But, as you know, housing inventory--since the pandemic--has been very low. But it is improving.

The median listing price in Fairfield Glade is $405,000. That's about $37,000 higher than the national median.

And while average days on market have increased from the ridiculously low numbers that artificially boosted prices during the pandemic, the time period to sell your home is still very attractive.

Consequently, if you are considering putting your home on the market, your chances of a timely sale are excellent.

But before you list, there are a few tasks you may want to undertake:

  1. Clean-up your yard—remove leaves; fertilize and apply weed killer

  2. Pressure wash your sidewalks, driveway, decks, patios, and your house

  3. Spring clean the inside of your home to get rid of the clutter; clean carpets; touch-up your paint; and clean the windows

  4. If your home is older, ask your local real estate agent for some recommendations for a home inspector. Get the inspection and make any needed repairs—before you list.

Lastly, ask a Realtor to do a Comparative Home Analysis of currently listed and recently sold homes that are similar to yours. That will give you a good idea of what price your home will bring. Once you have all these tasks completed, you will be ready to put your home on the market.

I wish you a happy selling experience!
